I recently passed my Missouri salesperson licensing exam and related coursework. 

We are licensed and insured CCB 247701. 

So I got licensed, really liked it and started a team, a YouTube channel and I am on the board of a local REIA.

As a licensed CPA I know enough to understand that cost segregation studies are a very specialized product that require, at a minimum, industry specific cost and engineering data support which can only be acquired through experience and a history of completing such studies.

I am a licensed general contractor and a seasoned real estate investor.

I would forget that play it simply is not legal in  most scenarios IE you dont have the license to do it.. you need MLO and NMLS registartion to do any owner occ.. now if its non owner occ thats another story.

I had previously had a lender offering 15% down but he is not licensed in MI, I was previously looking in AL.

We have more then enough licensed people on BP from across the nation to see the full data from each.

For example, Denver allows STR w/ license if it's your full-time residence but if you plan to move out the STR ability disappears, has to be your full time residence (last time I checked). 

Decided I liked the property management business the best, moved to AZ in 2011, gradually sold all of my rentals in Minnesota, flipped a couple more in Mesa while getting my Real Estate license to do property management.
