Finding my real estate niche has kind of been my own Goldilocks story (even though I have gray locks now).My first rental was my parent’s trailer near a lake that I bought from the estate after it sat on the market for a year with only low ball offers.

@Trevor Gray That's a heavy question, I'd recommend listening to any and all of the self-storage podcasts out there and read any self-storage books first and that will get you to a point that you can ask better questions.

It is a legal gray area.  

It's interesting to note the gray area between what's "technically legal" and a scenario that a judge would actually enforce.  

Blue/gray?

There's too much subjectivity in "rating" the condition or quality of a home and that gets even more "gray" when factoring in the fact that comps are being "compared" to the subject. 

But it is a gray area… meaning that you might want to check with them. 

Roof's are a little more gray and some can last a really long time and others won't, depending on the design and quality of work. 

Going to remove the popcorn ceilings, paint the entire unit from head to toe with light gray walls and white trim with white ceilings.

I invested about 6-7 years learning from a local gray beard syndicator and someone on the west coast and wouldn't trade what I learned for anything.
