I would tell the tenant that I don’t want to renew the lease and give them 500$ for keys/relocation fee Thank you @Mary Jay I may try going down that route of paying her but unfortunately I did her a huge favor because she was homeless for awhile before this because nobody would accept her.

They will put a homeless person in and then you have court costs to evict them for nonpayment and then there are repairs every time between tenants along with additional fees to PM company for filling the vacancy.

I would do what is fair and reasonable to avoid court action or to avoid a judges backlash if you retain too much of the deposit or make her homeless.

The master leasing in my area is essentially having an agency be on the lease and they would be responsible for finding tenants, paying the rent, having an employee check the house, and tenants whom general can use the help such as victims of domestic violence, homelessness, mental health, etc.
