Quick update:I held an open house for another Realtor this yesterday and 2 sets of buyers came through.

I would kill for something that good...and in your shoes, I absolutely would have held the duplex.

There is alot of work a realtor puts in way before they even show you a house.What type of contract do you have with her -- some contracts are held even if you find the house and not the realtor. 

City of Oakwood, however, it seems that point of sale ordinances that call for criminal penalties (whether or not actually enforced) will most likely be held unconstitutional, at least where no administrative warrant procedure is provided.

I would prefer virtual wholesaling in SC first but feel as if I'm held back from "hitting the ground running" in SC because I am physically not there as often, which forces me to search for a trustworthy and reliable team in the area.

Will you sell after 3 years or is this going to be held a long time?

Part of me says if I currently have close to $17K in annual positive cash flow, after expenses and vacancy's, repairs and cap ex held out, that I should pick up another 2-3 house to get that cash flow over $25K.
