Examine the numbers thoroughly to determine cash flow with BiggerPockets calculators.Not only would I rule out appreciation as a factor but I would never buy a property that didn't have instant equity.

If it is a warranty deed prepared by a title company and it does not specifically state "This is prepared without examination of Title"  there is little cause for concern over prior owner encumbrances.

The success be it here or paid training is about the same... 90% or more who try fail that's just the stats. and 50% of RE agents that get licensed and want to sell real estate can't make it either... its a very tough business..
