I appreciate all feedback and enjoy hearing other strategies.

We have a 5 and 2 year old kids so in the same boat as you, they didn't enjoy the outdoors as much as you would think. 

It makes me really enjoy learning about real estate, financing, lending et cetera.

If you are going to live there anyway, then it may make sense, plus you will hopefully enjoy the appreciation, and potentially be able to pull out some equity in the future with a refi or heloc.

I've seen too many people who appear healthy, working their tails off and then they deteriorate way too young and never get to even enjoy "retirement age" (regardless of whether they actually retire or not).Based on what I've read here (on BP forums) and after speaking to family/friends we decided to grow our investment portfolio further.

With the courage and knowledge of the podcasts that we enjoy during our long daily commutes we purchased our first door. 

It is our intention to keep adding rentals to our portfolio  for a while, as we are well-suited to owning and maintaining buildings, and we really enjoy the process of buying ugly properties and then transforming them into something that can bring us a really regular income from renting them.  

I enjoy a nice cigar, strong drink, and good conversation. 

We thought about replacing it with a duplex-it is zoned R2-I ran the numbers several times; but decided it was better to let someone with more expertise enjoy that process.
