I don't have answers for all your questions but my opinion will be as long as you disclose to the sellers and they understand that they are selling their asset in a deep discount ( in your case $18500 vs $60K value) you are fine.

Ask and see if she is negotiable.Many sellers list property "as is" but then agree to adjust the price or make repairs.Many buyers offer to purchase "as is" but then ask for price reductions or repairs.Frankly, it drives me nuts.

What is the point of a wholesale course where they tell you to go drive for dollars, or knock on doors, or worse.. stalk MLS for "deals".Maybe I should sell a course on wholesaling!
