Hallway was sloped 2" from side to side so there was definitely structure or foundation issues, all the tenants smoked so saying there was a lingering smell of smoke is beyond an understatement, walls were literally orange and caked with cigarette smoke as was the soffit outside two windows, multiple broken windows, peeling paint, doors stuck shut from wear and tear, broken front doors, and the worst part was every tenant knew his name and addressed him as if they were old pals (big problem).

It lays out all the criteria such as rent amount, security deposit amount, animal policy, animal fees, animal rents, lease length, smoking policy, minimum verifiable income, minimum credit score and so forth.

From running to crochet, cross stitching, biking, not drinking or smoking cigarettes (two and a half years just the other day) and I do all that I do to show them that anything is possible as long as you try and stick with it.My goals that I would like to achieve with real estate are that, I want to flip houses and have rentals.

Animal hair, spills, smoking, body odors, cooking odors and general foot traffic.

From cigarette smoke that drifted inside to strong cologne to fragrant food smells, a couple hours and the place is ready again. 

Ay minimum I would be at 10-15% for each of repairs and capital.Something simple like a turn between tenants can run you a month, a months rent to lease and $1,000-1,200 for painting, floor repairs, cleaning, new locks, filter, smoke detectors etc.We generally don't run metrics unless we are getting the property at the 1% rule, or can do some minor rehab to improve the rent/ARv of 1% or better. 

They look like a cigarette; you rub one end of them against the paint and the chemical in them turns colors if there's lead.  

If they keep telling you something needs to be fixed when you call about the rent, they are just throwing up smoke screens.

My first 3 months I had the garage springs break($400), vent hood smoked(200), sump pump (600).
