It is legal to collect advance payments here but maybe they have a problem you have not discovered yet like being a registered sex offender or something and want to lock up a long term before it is discovered.

Also I would not be digging into their mail or personal life as it sounds like you are, open or not, it's not very professional and could get you in hot water with the law for snooping or harassing tenants by snooping, all it takes is a cheap drop cam and you could be in hot.
