If I'm reading that correctly, experience tells me you're best off purchasing property under your name when a loan is required and benefitted by having an LLC when you plan to offer cash purchases.A good umbrella insurance policy will cover your assets as well or better than an LLC, but an LLC is necessary if you hope to borrow hard money for making cash offers on off-market property.
