Skim over the stuff you already know.

If the seller is skimming fast (likely), they may assume this base bid is the max value offered & quickly dismiss.

Often they milk a property a couple years and then sell it again, when capex starts to become overbearing.

Started reading this right before having to run out to work so I had to skim but what I did read was very helpful in my quest for knowledge on all the expenses that come with a fix and flip projects, great post

Some people want immense detail and others want to skim on a higher level depending on their model.What @Jeremy Kleier said.. building this into an interactive database with filters is ideal for a larger scope. 

From skimming your posts, I think seller financing is better geared towards what you want to do.

If I wanted to milk the job , I would have busted out the old and put in a brand new one , and had 2 men on the job for an entire day . 

That has been approached at times by the Service as an attempt to avoid paying tax on profit by equity skimming wiith the 1031 exchange.  

I skimmed through the comments and didn’t see anything about a lease/rental agreement with the former tenant.
