We have had success with the debt-reduction aspect of Dave Ramsey; we personally have gotten "gazelle intense" in paying off debt, and saving up everything...bonuses, tax returns, birthday presents, bought older cars, etc. in a quest for down payment funds.

I went up to look at the property and one of the doors had gunshot holes in it.After I finished inspecting the property I went back down to the street and was immediately approached by several people asking for money and cigarettes, there were plenty of females using Walmart carts as strollers for their babies, and finally when I went back into my car someone came up to me asking what I was doing there, I replied "I'm looking to buy a home here" to which he replied "Really?!

(complaints, etc.)The previous lessor had a built-in rent escalator of about $9 per month in rent and an automatic lease renewal clause. 

Verify their source of income....look at how the treat their car...and....cross your fingers..or look for another tenant...remember..people rent for a reason...

I have a principle of 9K left on my car which I plan on using the extra savings to quickly pay it off so I can have an extra 350 to save and invest.

I listen to these in the car while driving (ie BP podcasts etc) and planned to do the same with yours.

But usually it's combined with one other thing ("we don't like the driveway and don't feel like it's a true 2 car garage." 

@Nicholas OstremI do not think there is any location in the US that requires a landlord to automatically accept section 8 tenants.

I think a better policy is to automatically deny anyone that completed their sentence within the last 3-5 years.
