The good thing is that if a Section 8 tenant loses their job (income) or they start getting paid less because of a job change, all they have to do is tell the Housing Authority and then the housing authority will adjust the portion they pay.

Local zoning authorities have the ability to damage an investors fee-simple ownership rights - so to speak - and there is another duplex in another local metro city I have the same problem with.Condo Conversions don't involve county government and are done through the state-level Common Interest Ownership Act by recording a condo map, declarations, and bylaws to create separate legal descriptions, which the Assessor then puts in its records.

No one knows if that's due to (1) relatively early lockdown (as a former firefighter, our mayor understood the threat early & closed everything earlier than authorities in other jurisdictions); OR (2) the warm, sunny & hot weather, which kills other viruses and is being studied as an impediment to COVID.

He says he prefers to wait until the liens are paid off instead of inheriting the mess.I know probates also have issues arising from tracking down the Executor, and getting all family interests to be happy with the offer you present to him (though he has final authority).

I am reading an old book written in 1978 on personal finance and the author keeps talking about savings accounts that are paying 7-8% I was only 8 years old at the time and I understand inflation was terrible so interest rates were high to kill it off, but still I would settle for a savings accounts that paid 4% today.

How you want to proceed is up to you, personally I’d inform them that they did not follow the proper process by getting the animal before receiving your authorization, and therefore their ESA designation is not legitimate.
