Yea there many differences as you are witnessing.

She states, and I've witnessed it...that they don't touch, feel or anything to anything actually in the home.

The issue I'm witnessing is on the investor side.

(Fast forward, an expert witness has declared your unit substandard and you have to return 100% of the rent, because there actually was a problem with the heater and it wasn't for whatever reason providing sufficient heat.)The gap under an EXTERIOR door would be a problem in CA, especially if there was water intrusion (probably not on it's own, but combined w/ other problems, it would be a point against you). 

I was actually leaning towards fix and flips but the opportunity come to work wit these guys so I decided, what the heck...I may learn alot.

It's been a rude awakening to witness how many contractors promise one thing a don't do it.

Keep the property (no, owner wants nothing to do w/ it), b.

With that being said, I have witnessed horror stories as other agents in my office have had hard money lenders promise to fund on time and the day of closing back out of the deal.
