If you're forced to place Section 8 tenants, your property manager is far more likely to choose the first tenant with a valid voucher and probably won't even qualify them otherwise.

On the flip side to that, this equals tremendous deals, and there are a TON of people with section 8 vouchers.

However, I heard that being in contact with their case worker is a good way to prevent needless damage, for they loose their voucher if the case worker revokes it but that's at the case worker's disgretion.Adam, thank you for your advice!

Especially if you are willing to get approved to take Section 8 vouchers.  

While some people would cringe at servicing that market, we find it's the safest, easiest, and most profitable way to do B/C-class SFH.  1) No felons allowed on the program, 2) you have the leverage of their housing voucher in addition to eviction (if they don't tow the line, you don't just evict them - they lose their voucher, and the waiting list in the Dallas area is 10 years...), 3) you typically can fetch a higher rent rate than what you would get on the open market, and best of all, 4) rent is deposited on time, every month via direct deposit by the Housing Authority.

Has anyone heard of or taken a "Shelter Care Plus" voucher?

Hi Yall,I own a few rental properties around Atlanta, and I've been having a lot of trouble finding a good property manager for one house because it happens to be Section 8 voucher housing.

However, when I went into the office today I was told you cannot look at the listings until you apply for a voucher and are accepted.

She is a Section 8 tenant with a 2 bedroom voucher.
