@Matt Maluchnik, I live in a luxury apartment (for 2.5 years now), have good credit, an experienced partner that does 60 flips per year, and liquid cash to put down and was also told by 2 different HARD MONEY lenders that I am not eligible to receive a loan from them because I don't own my own primary residence that they could use as collateral, LoL.

I think that Luxury Viny Plank (LVP) or the slightly more expensive Engineered Viny Plank (EVP) would be better choices.
