The operational side is completely different, it's almost unfair to say STR is REI as it's more tourism & hospitality.

My biggest beef is their paranoia that someone will make a deal outside of their sphere and the automated message filtering that goes along with it that prevents you from providing information such as tourism and transportation (even bus routes) contact information, etc. which limits your ability to provide service to potential guests.  

Now, none of this is the case for an OOS investor who is using a PM who likely is adding extra management fees on top of each repair because ... well because they can.After years of doing this, I know which tenants to avoid and which to embrace.

Tourism brings in $$$ for a lot of people but at the same time, if you're not in the business you don't want the extra traffic. 

By old school, I mean does not embrace or use new technology, is not flexible with shorter minimum stays, operates in the off season (for very seasonal markets).

It's a real small school but it's near downtown Fredericksburg which I think is primed to grow and it currently has a lot of Traveling nurses and tourism so I can pay the higher prices because I have several options for increased rent: Home sharing, short term leases and vacation rentals.  

At that point then embrace "caveat emptor" and go it alone, but until then get someone like Wes Petersen with Stratton Group.
