LIHTC eligible, opportunity zone, STR eligible, property management in the area….Pretty decent list. didn't know where to start so I figured I would ask the more seasoned of the bunch.

Maybe try to find someone like that who is just starting out and realizes that real estate is the golden goose over building their own law firm?  

I personally also bought a couple two flats to get started and I always looked at it from an overall expense view. 

I have noticed a lot of investors are seeking out cities that are offering lower priced lots and simply adding a Modular or Manufactured and capturing a very nice cash flow.There is a new trend starting in Florida and in other states where an investor buys a piece of land or lot and add a 'Tiny Home". 

I am about to start a 1031 and wondering if I should use them or somebody else ?  

If you don’t care about maximizing loan amount then you could start whenever.

Mine moved to the US as immigrants and started a business.

That is a very smart way to start your journey.

We go above and beyond when it comes to protection.. starting with insurance coverage, sings in the listing and in the property that there is no guard on duty (as silly as that sounds), putting extra locking device high enough so youngsters can't reach, an alarm/beep system to alert them that door opens for those with small children (or elderly) so they cannot wander out in the backyard with no one noticing and risk drowning.
