The ones who need to go to jail are the "wholesaling gurus" that spin a perfectly legal aspect of contracting into a course of how to lie, cheat, steal and teach unethical and even illegal tactics.

When you aren’t 100% sure spin all situations to the positive.

What you have listed here (buy a quadplex and try to get $150 a door...once I hit 20 units and if I'm making $150 cash flow on each unit) are strategies...not a plan...and you must have a plan or you'll be spinning your wheels.The plan needs to involve how you are planning on getting financing, how you will use that financing, how each entrance strategy you use is based on the exit strategy for that deal, which is laid out based on the entrance strategy for the next property, and so on.Do you have a team in place to execute your plan...when it is designed?  

You are spinning your wheels calculating numbers for no reason other than to say they make "sense".

Two of the best books I ever read in sales are You Can't Teach a Kid to Ride a Bike at A Seminar and SPIN Selling.

But what really takes a toll is, when things aren't going the way you had envisioned; when you're dealing with unforeseen issues that come up; stressful situations, projects taking longer, spinning too many plates, budgeting issues, family & personal things that come up, till your emotional bucket is running on empty. 

I'm told not too kiss out on this but jeez the closing costs plus rehab, plus down payment, plus mortgage insurance (fha) are making my head spin.

If you think the rate matters that much, should do some research on some of the rates Trump has paid on various deals in past, would make your head spin.

That said, I wonder how many of you have started projects with snow on the ground and are still hard at work completing them or stuck spinning your wheels.
