I was listening to a Guru, who Bigger Pockets just published and promotes his book, who tells a nationally known speaker/investor on youtube by the initials GC that Subject To is an installment sale.

This is a veey simplified version of things but it is all about actual applicable value to offer to your ideal traffic.I was one of the speakers of the Biggerpockets Conference last year.

absolutely your correct.. you take a non English speaker or folks that have no clue as to how real estate works and no means to protect themselves.. these are the type of schemes if done big enough make it to American Greed.   

Put large speakers up to the wall and blast Hanson's MMM BOP on loop 24 hours a day.

At BPCon 2022, the closing speaker indicated only 2 states had natural increasing population (utah and North Dakota).  

Dude had only one deal under his belt but was a gifted speaker.

I was on a day long seminar and my topic was "how to lose money in mortgage note investing" - I was told I had the most viewers out of anyone as every other speaker was selling something or telling you how to make millions. 

And that is also what leads to some pretty nefarious transactions where unconscionable profit taken happens and the victims are usually elderly or non english speakers or minorities .  

But then again, $5K is not much when it comes to a RE transaction, even in the IE.If you want a taste of Bruce he has archives of his radio show that are pretty boring as Bruce is not exactly a motviational speaker, but informative.
