I understand that the market is hot now and it sounds like the US housing market is potentially peaking. the last few years where great here in NZ and trading properties is easy when sentiment is good (anything to do with on-selling deals we call "trading") I'm keen to get in to your Market but not desperate to rush in with the crowds.

These people tend to be all over the map on rentals.The third school of thought believes that you should avoid holiday gifts to your tenants as it (1) may give cause to create some sort of reciprocal giving sentiment in a relationship of financial unequals and (2) cause resentment because the tenant believes the money to buy the gift came out of their too-high rent.

I agree overall with the sentiment that $100/door seems slim, but as @Mike Dymski stated evaluating cash flow in a vacuum is not how it should be done.
