If I had to guess I would say your money could “develop” 1-2 houses in Staten Island but in the right market you could easily get up to 12 or possibly more good units fully paid for.

With some additions, this would qualify for the OMG category, but I think they didn't have that category back then when it was on the market.

Texas is a better market IMO.

It's not quite as easy as renting out two sides of a duplex, but with the right marketing and management you could rent out the extra unit to supplement the mortgage payment.
