Most of my area is 2/1, and 4/1 only come empty about once a year, so 3/1 is my sweet pot.

If they are giving me 100% of the money needed for the deal I sweeten the pot with a share of the profits.

It sure is reasuring to know that there is a pot of gold at the end of this rainbow if your willing to put in the effort.

They could hang rock, tape, prime/paint, set all the fixtures, tile the tub surround with a bench (bathrooms are 6' wide requiring a bench at the end of the tub), niche, tile floor, 4" tile baseboard and install all the finishes; towel bars, lights etc...

Property tax, insurance and what ever the buyer is doing with it (meth lab, pot farm, antique collecting).
