I also bought quite a few 20 40 80 acre tracts and would bust them up as well.. it was pretty cool because in Oregon logging permits are a snap.. you dont need any county grading permits to bust in your logging roads so say I had a 20 acre that I was going to short plat into 4 5s we would put the road in the logical spot for each parcel future access and then put a few landings in the logical spot for the homesites all under logging permits saved THOUSANDS .. then sell off the lots..

@Kyle Jeane this will depend on the area and topography but generally if your doing slab on grade the most important design features are main level living, open floor plans, easy access, minimum 34” interior doors for wheel chair access, handicap accessible bathrooms with grab bars and easy access showers and or walk in tub.

But we are semi custom they need to be real nice the finish's need to be top notch your not going to get away with LUx Vinyl and builder grade drop in appliance packages etc.

We went back in a downpour and the property some drainage issues that were going to take a lot of grading to fix. - There was a ditch through the center of the property.

I am guessing the whole site will need to be cut/fill balanced, sewer and water mains run, all the streets rough graded, erosion control, stormwater management all in the first phase?
