I know it's hot... for me the appeal is the interest from high end buyers and renters for Modern architecture in the desert, but cheaper than Palm Springs. 

There are lenders and loan products out there for this, but as the saying goes, the devil is in the details including land costs, entitlements, zoning & permitting, due diligence, financing costs, title & closing costs, architectural fees, horizontal improvements, vertical construction, construction schedule, loan draw schedule, interest reserves, market supply and demand, market rental rates, lease-up schedule and cost, carrying costs, 3+ years of detailed financial projections, takeout loan scenario, etc, Plus your experience, net worth, credit history, global financials, project team, etc.

Although we've been successful my position and rewards have not met my expectations, so I decided to apply all my Years of experience in designing Architectural, Civil, Electrical, Plumbing, Structural and Solar and also my years of Construction Estimating to Real estate and rental property investments.

Get preapproved for a mortgage, see what kind of a budget you can plan for and start looking at builders/architectural firms that you can work with.

Not all architectural styles fit solar, for instance roofs with lots of dormers. 

The property needed a Make Safe Permit so the architecture plans were drawn up and some of the exterior work required to be remediated was done and the permit application was submitted by TCS to L&I in Feb 2020. 

Properties there in a .3 mile radius, same sqft, bldg ft and architectural appeal go between 100K-185K.

These don't need to be architecturally-stamped so you can have a draftsman do it but you will likely need architectural plans for the permits if you get approval so it's often better to get architect involved early on.  

We don't get a lot of information on the psychology or strategies people are using to develop their portfolios, aka "Portfolio Architecture."
