If it's a ch. 7- wait for the bank to motion for the relief from automatic stay.

I'd suggest mandating ACH as a payment method (for the next tenant).

Exercise makes your muscles physically tired, but you'll actually feel more energized from it.

It's been 4 months and so far no problems with ACH.

There have been some delays in getting rent checks but we have negotiated after a period they will be switching to direct ach which I have set up via intuit's spark rent system.

Have several properties around Australia and am a property manager too so know what you mean about having a few head aches occasionally. 

I wrote out how I’ll achieve each goals and why I want to achieve the goal as suggested and realized that my goal setting muscle needs work. 

As I'm sure you're already aware, there will be much fewer head aches with nicer, newer properties vs run-down deals with more deferred maintenance.
