You don't need a loan calculator to see what's the better option for most households.For Boomers and Gen-Xer's, many in the Bay Area have recently inherited a property from their grandparents that was originally purchased in 1950 for next to nothing, and are shocked that the rinky-dink little home they grew up in is worth over $500k, so they are choosing to sell and take the massive windfall out of the state or to more affordable surrounding counties like Sacramento, San Joaquin, and Stanislaus.

I skip trowel my ceilings, which is a massive pain, but covers up the imperfections) unless I was receiving lots of feedback that it is so terrible that the unit will not rent unless it is removed.Better places to spend my time, effort, and money in the landlording business.

You too may agree and even think that it is so obvious that it doesn't need to be stated, but common sense is not so common, especially among newbies ... we've seen what taking the "leverage is always good" argument to the extreme can do in markets ... my favorite quote on the subject is from Warren Buffet: "When you combine ignorance and leverage, you get some pretty interesting results."

HI Darrell, You can certainly make offers sight unseen, however, it's a good idea as a newbie to go and see it for yourself as everyones opinion of a cosmetic rehab is different, however, if you already have buyers that purchase in that market and you know their price points for purchase, make the offer and then it can always be tweaked after inspection if necessary.Good Luck and remember to take massive action as that's how you learn!
