Have gone for eviction but meanwhile the place is attracting the wrong crowd so even beautifully renovated units can't be leased out (the units are broken in all the time).Need a property manager who will tackle this head on, and fast!

I can't say that I have tracked every project you've done, but over the time I've been on BP, I've always loved hearing the broad range of projects you have tackled and how you offer insight from those projects to everyone you can. 

is this a good deal" and "can i get a loan on this" are two completely different questionswhich do you want to tackle

I suspect that will entail tackling some of these issues.

We've got the highest paid qb in the league with 4 pro bowl weapons (at one time or another) in marshall, jeffery, bennett and forte and he still can't score......And the defense gives up 50 points in what looks like a game of madden football where nobody tackles anybody.New GM is on board.

I would be leery of tackling this on your own if you do not have decent understanding of residential commercial Properties and the Houston market.  

Keep in mind it is extremely labor intensive and something you do not want to tackle yourself. 

The TX and AZ market, as we're close to AZ that might be an easier market to tackle first. 

I use to fly out to my properties when I acquired them, then once every three months and take my team out for meals and discuss plan of action to tackle current and future projects.
