Erik,Here are some things to lookout for from an Insurance perspective:1.Any in-ground tanks (active or inactive)2.Any Knob & Tube or Aluminum Wiring3.If built before 1978, does the building have Lead Safe certifications4.Any wood stoves or secondary heating units.

I was using the NWMLS for forms but my license is inactive currently and with all the changes to landlord tenant law it seems like an association specifically for landlords may be best.Thanks!

As a single parent, I put it on inactive and never did anything with it as brokers in my area do NOT want to hire agents if they have even a part time job.

You can sell your own property without being affiliated, but you are not allowed to market your property, so potential clients would have to seek you out.To gain access to the MLS you'll need to activate your license, affiliate under a BIC and become a REALTORGiven all the info above - there are many different routes you could go when obtaining your license... affiliated with a full-service broker, "hang" your license with a limited services brokerage, keep your license inactive and collect referral fees by referring business.  3) If that is what you want to do I would recommend checking out www.GoldenKey.com.

Actions or inactions have consequences.This is a business, if he is wasting your time= steal $ from you.You may want to bring in another person for some jobs just to show him/her that you have options.IMO

Another option is take an early distribution; you won't get hit with the penalty because of the CARES act and use those funds as your emergency and then invest the rest in active REI so you can grow it.
