Another point is that once you become a player in a geographical area - people bring deals to you before they come on the market since they know you are active.

Shuffling through files" is my description of what bidders would do at the auction...ten houses are going and they used to have to sift through all of their stuff to figure out what they needed to know about the property, where they valued it, what the condition is, what the title is like...that's about all I can say about that because I've never done it that way, I always had a better system. 

I don't know how far you are apart geographically.

Are there any female investors (particularly in the Atlanta area...but I'd be happy to get insight from anyone, no matter your gender or geographical location) that can shed some light on how you are treated, whether it be fair or unfair as well as any tips you have on getting other investors and members of the real estate community to take you as seriously as one of the guys?

You can target Adwords (Google's search advertising platform) for terms buyers are searching for, about your area, like "homes for sale in Austin" but geographically exclude the Austin area. 

Searching craigs list I came up with wholsalers in my geographic location but the closest property listed was again about 60 miles away.
