You have to constantly change hats between landlord and neighbor and it's nice when you can just be their neighbor.

I think you will see prices drop over the next two years unless Trump really pulls the rabbit out of the hat. 

Took years to get through the foreclosure, BK, eviction, rehab and resale during a market hat by then had turned sour.

Perhaps though it is not worth getting further into the minutiae of the process, especially if they pull another rabbit out of the hat at ARB hearing that I haven't prepared for - and I assume if I get further into REI I would likely have a firm do this anyway.

It may also put a lender wearing a different hat as to their type of business lending, acting as a pawn broker or bank.

Think about how you will interact, as you will be wearing two hats... landlord & neighbor.
