Easiest and safest way to start. 

Since I've never dealt with previous tenants, I'm looking for some advice on the best way to move forward...Unit 1:- Studio Apt- I did a walkthrough last week and spoke to the tenant; he mentioned the only issues he's had in the past year and half is that the cold comes through the windows- He and the owner both confirmed that the tenant is month to month and paying $750, but so far the owner has not provided a lease.- The owner did provide proof of payment, and rent is confirmed $750, but always a few days late...Unit 2:- 1 BR- There was a language barrier, she didn't speak english, and I think she was afraid to open the door so I didn't get to tour it.

@Mark Cotter I am a firm believer that San Diego is one of the best markets to invest and even though the data would confirm what I am saying for the past half century or so, I still recognize I am biased as I am a local investor with single family and multifamily properties locally and of course am in brokerage also.  

BY illegal I mean airbnb part of your home and living in the other half (nothing actually illegal about it.

Are you allowing pets, which half of all renters have?

If only slightly more than half of the units are occupied (or leased?)

You're likely not as much of a beginner as you think, as learning how to take care of your own home is half of the battle.

If you split that in half and then pay taxes... not that much left.
