Yes your buyers should do the own due diligence and determine their own ARV but if the one you give me is way off from what I come up with then I assume you dont know what you are doing and I delete the email.

for warranty purposesIf you subcontracted everything, give them the name of the major mechanical subs for warranty purposes (HVAC, Electric, Plumbing, Roofing, Foundation)Otherwise - in Georgia, I would rewrite the amendment to address concerns and delete the line requesting receipts... and advise the buyer that they are welcome to re-inspect the property after the repairs have been completed.

Currently I use Whitepages premium and most of the time the phone numbers they offer usually always say that they are out of service or been deleted when I call.
