I certainly do all my bookkeeping electronically, but I also have a specific system for keeping track of paperwork.I mainly do flips, and for each property, I keep 5 color-coordinated file folders (all yellow for one property, all green for another, etc):1) Purchase: This holds all my purchase information, such as Purchase and Sale Agreement, Addendums, HUD-1, CMAs, etc.2) Holding: This holds all my paperwork related to holding costs.

With your expectations of hat being a landlord is, you would most defiantly be shocked of walk into my properties and see the vast majority have color (beautiful clean lines) on the walls.

Do you only have a few dark pictures or did you have a professional come in and take pictures?  

If you want to stand out, is it better to just use white or a different color?  

I created my own custom Google Map (https://www.google.com/mymaps) and I am drawing a boundary around each neighborhood by color and labeling with the date I drove the neighborhood.

I'm going to write a letter to the property owner letting them know my new mailing address (PO box this time), what colors I used on the house and throw the idea of buying it from her. 

It is black in color, but the intensity of the black can vary depending on how thick the mold has grown.

2) User wants to put in an offer, How is the network of computers in China/Africa/Texas/Toronto/London going to assist in determining how the roof is, the color scheme and styles in South Florida vs the patterns used and kitchens in Southwest Detroit?

What kind of doors (6 tabs/2 tabs) what color of interior walls, what type of countertops (Granite/laminate)...

The one other thing I can think of is to get some pops of color in front as well.
