I wish I could refinance them at under 4 percent (or even 5), but when I have looked at consolidation, they just consolidate under a weighted average of existing interest rates, so the savings is minimal and then the debt is lumped into one big loan rather than a bunch of small ones that you can chip away at and reduce your monthly obligation as you go.

With that i would also be wary of the school consolidation effort, that could take a hurt on tax bill with an assessed value that high, just food for thought

This seems to be a like-kind "consolidation".

The ones in my area will consolidate all my houses into one lump secured loan.  

One thing that I did that really helped me A LOT was to consolidate my cc bill under a HELOC.

My LOC is a consolidation of debt from much travel and having a long distance relationship.

Cue the consolidation and pricing to 'market' rates

and would this consolidate all the LLC payments (from owning mulitple buildings) to one LLC payment (from the umbrella)?

Also, what you may want to consider as far as debt consolidation is that of the payment you have to make in order for them to consolidate your debt (as I heard sometimes a pay out is required).
