I believe it is just common courtesy on top of me spending money to send out the letters.  

It all comes down to utilities, and insurance. 

High Credit card utilization is better than a abundance of missed payments or recent bankruptcies.

Imagine the lease says you will pay all utilities or the tenants have provided all appliances they will be taking with them.
