Some local jurisdictions have harsher rent control and it can cost more in those jurisdictions.good luck  If it is in the city of Los Angeles, most MFU are subject to rent control.

One house to another, with all else being equal, the rehab could be exactly the same and the purchase price as well as the exit value could be largely impacted by location/school ratings of that location. 100%, IMO to many focus on schools, how close to the city, crime ect.
