I provide window covers for all windows in my rentals, but it's either the $5 mini blinds or cheap black out curtains for larger windows, but I don't think it is am absolute necessity, especially in a room that isn't a bathroom or bedroom. 

I have heard of mini-splits but have no experience? 

Homeowners policies do not cover this and if the County does nothing to monitor and control these mini businesses, they will be sued just like the owners for not managing the commercial operations these become.

I had just a few quick clarification questions in order to dig a little deeper based on the numbers presented above: 1) An ADU will inherently include: 1 bedroom, 1 bath, small/mini kitchen, and living room space, correct?

So, your big challenge is working with the County where you want to develop this mini resort, to find a way they will allow you to develop.
