I love how many areas this forum has, it's great.On finding private hard money lenders: Has anyone toyed with the idea of really marketing to people that otherwise do not invest in RE.

Maybe in the meantime acquiring enough for a few (modest) toys I can enjoy while Im still young will satiate me. hahaIm wondering how many properties Ill need to get an 8-10K a month cashflow once theyre paid off.

Absolute worst case scenario (aside from a major disaster) is I end up with a $35k toy I could live in.

With that profile in mind I renovate to meet their needs with tons of closet space and shelving and also some extra storage for all those kid related toys and seasonal items we all have.

long story short, being 24 and dumb i took out a heloc, and bought toys i shouldn't have, in 2008 market crashed and house was upside down 300k. 

(example: bob buys toy for $9 and sells to ted for $10. ted sells it back to bob for $12, bob sells to joe for $13. bob has earned $2.try to shoot for $500 cashflow, maybe you wind up with $25. it's still a profitable business.but if $200 makes you feel comfortable, go with $200.
