That said, simple rehab projects if done full time and correctly should expect to have about a week per $10,000 of budget plus an additional week or 2 for clean up, market ready items, misc.

If there are any areas of walls that need dings and dens fixed, I would be inclined to mark them on the wall and describe them in the scope.Make sure to indicate very specificallythey are required to clean up after themselves and to not clean their tools in your finished sinks.

Which is where we came in and made the offer at asking. 599k was a decent price. 590k would have been optimal but the seller was not budging on price because of comps. 2 reasons though he listed it "cheap". 1) The house needed TLC in terms of cleaning, painting, some flooring, landscaping, door hardware, the basics.

Although the house we are closing on for $155 k and will probably put 5-10k in and other comps in the area that are clean/updated (which is what the 5-10k is for) are between $180k-$190K so we are thinking we will the ability to pull some cash out after a year on the refi maybe?
