Turns out I misunderstood, they will not issue insurance if there are any owners or encumbrances until the debts are settle at closing.Also, besides the ROD there is district court clerk who can check a name (not property) for liens.

@Rod Desinord Now that you mentioned, this is sort of a similar issue... what Napster was doing way back when was illegal and they got into tons of trouble for that.

Dan Stewart,you should offer to show them your last two tax returns which shows your exact income every year( Summer only or not).That is how self employed people verify their income for loans and such.
