As much as I like the idea and privacy of having a “business” address, I only intend to move forward with either option if there is a good chance the company could benefit significantly from it.Can anyone confirm or deny my friend’s input or speak with experience?

I see 2 big challenges: noise and privacy (that I actually experience now).

Also what do you think about extending the privacy to the whole basement floor, which would basically include a family/TV room?  

You can’t walk room to room looking for issues as you need to respect your tenants privacy but you should be able to tell right away what you’re tenants are doing to the unit if its bad just by how they’re taking care of what you can see.Next, late payments:  again, default to your lease.  

A spouse can also participate in the same plan, there are additional tax benefits compared to an IRA, and there is generally greater privacy.
