I wanted to possibly live here myself into older age and later rent it.

The trick to looking upstate is finding enough population density and avoiding the seasonal, 2nd home areas. 

I live in Pigeon Forge and the lack of traffic, more akin to January and February than May, is enough to say something is amiss this season.

Depending on the area, seasons will help with this.

Since the leasing season for students passed there is a good chance it will be vacant until next June.
