She answers email questions quickly, and when she sends you the completed return, if you use Quickbooks, she sends the adjusting entries.

But my suggestion for you is to have a realtor in your area send you emails of similar rental units nearby.

I started getting these "Flip System" emails on 10/3/23.

Upon investigation, it has become evident with email and messages, that the previous owner was aware of this assessment but failed to disclose this information during the transaction.

But you better make sure all your ducks are in a row, all your facts, all your documentation, everything supports that your original intention from planning, acquisition, renovation, when and how you started marketing it for sale, etc, your history of other investments - your proformas, your e-mail correspondence, etc, all pointed towards that this was an investment / business use property and not a flip.   

I would tell tenants you are putting up fake ones and then you are covered, just do it in an email or something and you shoudlnt be liable for anything since they knew and it wasnt part of lease agreement.
