The MLS is drying up, but the market is good and everyone wants to be a flipper.

The big thing is, it can be hard to get treated wood dry enough to hold paint -- especially when it's only a few months old.  

I did have some dry rot but the wall was not load bearing.  

.- Application directions require a clean dry roof.

Spray foam is the only product that can go directly to the wood deck, otherwise you will dry rot the wood.  

Seems like the next step for me since shorts sales and REO has dried up.

Rent rolls showed a decent number of evictions (maybe 3 per year for the building)Long term outlook of the local economy - the economy does not seem to be growing in the area, and from talking to some long term residents, it sounds like jobs are drying up.  

@Jeff Pollack  well best thing I can remember about growing up in Cupertino in the 60's is dried apricots  by far the best in the world.. plus hwy 280 was not built yet.. and neither was 680 out to Livermore and san Ramon 

If they have some horror story about an agent or contractor that tried to bleed them dry, tell them about the same thing that happened to you one time.
