@Drew Purvis What's interesting is that once you get enough units there is "always" something going wrong. 

I honestly figured that the flooded homes would be easy pickings due to the substantial amount of damage to them, but in the end that is what drew everyone out in droves. 

As Drew points out, this is a really low cap rate which indicates it's not a great deal.
