I work three days a week as an MRI technologist currently with 4 days off, so my thought is that I could definitely stand to pick up extra in hopes to make those connections!

First step for me was to pick a market and focus on that market and not get distracted by the pretty shiny thing always vying for my attention. 

The gov. would cherry pick their own success story, as usual.

PA might be one of those places where you can pay the next day...but that is likely something you can learn at the sale, if you don't plan to bid the first time you go.For Q5....most locksmiths can pick locks in 1-2mins and either make you the same key or rekey it in another 10-15mins.

I always pick up my butts so their aren’t complaints or anything for my landlord to get upset about.

We are keeping it so investors are in and out of projects in less than 4 months.To just pick a market and try to put a project together on the fly far away from home, yes, that is a terrible idea.

Since it doesn't sound like you have a pre-existing relationship with a builder I'd spend a LOT of time checking references and their other projects prior to picking a team.

I'm not picking my inspector off of YELP, where all the reviewers used a guy one time, and really have NO clue if it was a softball inspection or the toughest one ever.   

What you are really saying is that before your hire someone they should have experience in their field....well duh.....Got an agent that rents but has sold 1000 homes vs an agent that owns their own home and has sold 3.... which one are you picking to work with?
