My recommendation: don't give access to any security deposits or personal property until someone gives you a court order appointing that person as the personal representative of the estate.

Just because they are BP members does not give the person a pass .. still need to do your due diligence if your going to do business with anyone you meet here  ( myself included :)  ) However on Balance this site has just been Incredible for me personally.And that's one business man or women's opinion that anyone who spends time on Social media like this is not doing deals.

If you have to rent to someone for more than 30 days, you should screen the person as being a tenant, which means background check, credit check and security deposit, and any other thing that is customary in your area.While the screening doesn't guarantee that a situation like Cory's won't happen to you, but it surely minimize the risk.Or you could just avoid the risk altogether by not renting for more than 30 days.Disclaimer:This is not legal advice.

I'm a firm believer that - within the "reasonable parameters" - there is no wrong or right, just variations of things of which some will suit person A and other(s) will suit person B.As a very general approach I would say that if you plan on building up a cash-flow generating "empire" you probably want to leverage as much as reasonably possible so as to rather quickly increase the numbers of units you own.
