I personally wont buy a property unless it has a minimum 40% Cash on cash return.

If you and your partner are in it for a long term buy and hold option I would recommend purchasing homes in your personal name then quitclaiming to an LLC.

Since it says you are new to real estate and sharing calculations, my experience is that a lot of new investors are spending a lot of time "modeling" and zero time actually seeing homes or multis or commercial properties in person.
