I agree with everything @Michael Baum said.Many people, including myself, have used a 10% down second home loan to buy a property used for a STR.

Greenfield is a growing area, and being in a golf course neighborhood across two lots adds a ton of value to your options.I’d recommend starting by connecting with local investor groups or meetups in Indianapolis—Facebook groups or here on BiggerPockets are solid places to find people actively working in that market.

I've done some expensive real estate investment training programs in the 1990's and early 2000's that a lot of people complained about, (or even asked for refunds on) yet each time I did these trainings, I learned new skills and strategies that helped me grow my real estate investment business.  

We usually do mostly Furnished Finder, but I have seen people do Airbnb, VRBO, and local Facebook groups! 

This is a great place to learn and to connect with people so take advantage of all the great resources.

The MTR (midterm rental) strategy accommodates for people looking for 30+ day stays.I think you have a solid location with two stadiums nearby, now it's just a matter of tapping into the demographic/market for people looking for housing.

You'd have to get boots on the ground and talk to people.
